Do Homes Sell Over Asking Price in Toledo? What 6,195 Sales in 2026 Say, Town by Town

If you have listed a house in Northwest Ohio in the last two years, someone told you it would go over asking, and if you bought one, someone told you that you would have to pay over. This is what actually happened in 2026. Of 6,195 resale homes that closed in the NORIS MLS from January 1 through September 6, 37 percent sold above the original asking price. Fourteen percent sold at it. Forty-nine percent sold below it. The median house closed at exactly 100 percent of the first number on the sign. Both stories are true, then, for about half the market each, and which half you land in depends on the town, the price and the day you pick the number.

Everything below is by town, by price band and by month. New construction is out of every table, because a builder's list price is a different animal. Speed is listing to contract.

Two things stand out against Columbus, where I also sell and where I pull the same table. Toledo goes over ask more often, 37 percent against 30, and it takes twice as long to do it, 39 days against 19. That is not a contradiction. Northwest Ohio listings sit for a month at a price, draw two or three offers in the same weekend, and go over by $10,000. Central Ohio listings draw the crowd in the first week or not at all. Only 11 percent of Toledo-area contracts happen inside seven days. In Columbus it is a third.

The top of that table is the Toledo suburbs and the bottom is the small towns an hour out, with two exceptions worth a look. Ottawa Hills, the most expensive address in Lucas County, goes over ask less than Paulding, and 70 percent of its sales closed under the first number. Port Clinton is a lake market where 83 percent closed under and the median house waited 86 days, which is what a second-home market looks like when the buyer has all summer.

Sylvania, Maumee and Perrysburg are the three I get asked about most, and they are three different markets. Maumee goes over 47 percent of the time at a $310,000 median. Sylvania goes over 46 percent at $354,000. Perrysburg goes over 34 percent at $365,000, with 18 percent selling right at ask, which is the highest at-ask share of the three. Perrysburg sellers price closer to the number and get it. Sylvania and Maumee sellers price a little under and let the weekend decide.

The middle is where the competition is. From $150,000 to $400,000, 42 to 43 percent of homes went over, and those two bands are 60 percent of all sales. Under $150,000 is a cash market, 49 percent, and a cash market negotiates: 60 percent under ask. Over $400,000 the buyer pool thins and half the sellers took less than they asked. Over $600,000 the premium is bigger when it happens, $16,500, and it happens 30 percent of the time.

Is the market cooling as 2026 goes on?

A home closes about five weeks after it goes under contract, so the June peak is the May market and August is July's buyers. Spring ran to 44 percent over ask. Summer settled at 40 to 41 percent with days to contract flat at 37 to 39 since April. That is not a cooling market. That is a market that found its level in April and held it. The winter numbers, 24 to 27 percent over and seven weeks to contract, are what a January listing should expect and are the case for waiting until March if you can.

What should you do with this?

If you are selling in Sylvania, Maumee, Oregon or Rossford, the table says price at the last three closed sales and let the market do the rest. Roughly half your neighbors got over that number and the median bump was $10,000 to $11,000. The ones who did not were, mostly, the ones who started $15,000 high and negotiated down for six weeks. Northwest Ohio buyers wait longer than Columbus buyers and then show up together, so the first number has to be the right number for five weeks, not five days.

If you are selling in Ottawa Hills, Perrysburg above $400,000, or anywhere over $600,000, expect to negotiate. Half to seventy percent of those sellers took less than they first asked. Price it right and you keep the negotiation short.

If you are buying in the $150,000 to $400,000 bands, assume competition on anything that has sat 30 to 45 days and is priced at the comps, because that is when the Toledo weekend happens. Your offer should be your best one, and the premium that wins is in the table. Under $150,000, bring a contractor and negotiate. Over $600,000 or in Ottawa Hills, take your time and ask for things.

By share of 2026 sales that closed above the original asking price: Rossford 59 percent, Oregon 53, Bowling Green 52, Swanton 48, Maumee 47, Walbridge 47, Sylvania 46, Waterville 43, Northwood 43, Toledo 40. The pattern is price: the $150,000 to $400,000 bands go over 42 to 43 percent of the time, under $150,000 goes over 26 percent, and over $600,000 goes over 30 percent.

Does Ottawa Hills sell over asking?

Rarely. Eighteen percent of Ottawa Hills' 56 resale closings in 2026 went over the original ask and 70 percent closed below it, at a median 96.9 percent of the first list price and 56 days to contract. It is the slowest, most-negotiated market on the table, and 36 percent of its buyers paid cash.

Is the Toledo market cooling in fall 2026?

Slightly. The over-ask share ran 42 to 44 percent in May and June and 40 to 41 percent in July and August. January and February ran 24 and 27 percent with seven weeks to contract. Days to contract have held at 36 to 39 since April.
