The homes Zillow doesn't have
A portal search only shows you what's on the MLS, and a lot never makes it there. For-sale-by-owner homes don't hit the MLS at all. Expired listings, where the owner still wants to sell but the listing came off the market, drop right off it. Coming-soon and pocket listings sit in the agent network before they go public. I work all of those directly, and if you want a specific street, I'll go knock on doors. That's the inventory a search bar can't touch.
First look, and a shortlist
Listed homes hit the MLS the moment an agent posts them, while the big portals are still catching up, so you see them first. And you only see the ones that fit, with the overpriced ones flagged. Six real options, not four hundred maybes.
The carpenter read
Three generations of German carpenters behind me, so I read a house before you ever tour it. I'll tell you what a buyer's inspector is going to flag, so you don't fall for a thirty-thousand-dollar problem hiding behind a nice kitchen.
Chasing a new build? I grew up in this industry. I track the active phases across the west side, and I'll be on your side at the design center, where buyers quietly overpay. All of it costs you nothing, and I don't blast you with a drip campaign.
